Ahmedabad, August 27, 2026: Dholera is increasingly emerging as a manufacturing and employment-driven real estate market rather than simply a long-term land investment destination, according to Dr. Gopal Goswami, Chairman, GAP Group.

Speaking at ETRealty Realty and Beyond Ahmedabad, Goswami said investments in semiconductor manufacturing, data centres and transport infrastructure are creating the foundation for residential, commercial, hospitality and industrial real estate demand in the region.


Manufacturing expected to drive property demand

According to Goswami, advanced manufacturing will play a key role in Dholera's next growth phase, particularly through semiconductors, AI-linked infrastructure and data centres.

The semiconductor ecosystem could create demand beyond the main manufacturing facilities as suppliers, service providers and supporting businesses establish operations nearby. This could increase requirements for industrial plots, warehouses, offices and employee accommodation.


Housing demand likely to rise with jobs

As industrial activity expands, Dholera could require several forms of accommodation, including studio apartments, co-living spaces, hotels and other rental housing.

GAP Group is already developing projects aimed at supporting this ecosystem, including studio apartments, a co-working facility for around 500 people and a food court. The group is also planning a 23-storey residential project with around 800 studio and one-bedroom units.

Other planned developments include a five-star hotel, co-living accommodation, a women's hostel and an industrial park.

 


Connectivity strengthens Dholera's real estate case

Transport infrastructure is another factor supporting the region's development. The Ahmedabad-Dholera Expressway has improved connectivity and reduced the perceived distance between Ahmedabad and Dholera.

Planned airport and rail connectivity could further strengthen access for businesses, workers and investors as industrial activity expands.


Investors advised to look beyond land banking

Goswami cautioned investors against approaching Dholera purely as a land-banking opportunity. He said the market's long-term potential will depend on the economic activity generated by manufacturing and supporting industries.

For homebuyers, businesses and developers, this means the emerging opportunity could extend beyond land appreciation to housing, offices, warehouses, hospitality, industrial parks and supporting services.
