Darbhanga Makes Land Registry Paperless to Simplify Property Transactions

Darbhanga, Bihar | September 3, 2026: Land registration in Darbhanga is moving towards a paperless system, with the new digital registration process implemented at the district registration office from August 17. The move is aimed at reducing paperwork, improving transparency and making property transactions more organised for buyers and sellers.

Paperless Registration Reduces Dependence on Physical Documents

Under the new system, buyers and sellers no longer need to rely on large physical document files throughout the registration process. Digital processing is expected to make document management easier while reducing the administrative burden associated with maintaining paper records.

The change could also make the registration process more transparent and structured as more property-related information moves into a digital workflow.

Registration Activity Starts Picking Up

The transition initially affected the number of registrations as people and deed writers adjusted to the new process. In the early days, only around two to four documents were being registered each day.

The number later increased to six to eight registrations, with 14 documents registered on Monday, indicating that buyers and sellers are gradually becoming familiar with the system.

 

Property Buyers Are Approaching the Office Directly

Officials said people are increasingly visiting the registration office themselves to understand the new procedure and complete their transactions.

The initial rollout faced challenges because some deed writers were reportedly reluctant to support the paperless process, while people with limited technical knowledge also found the new system difficult to understand.

Greater guidance from registration officials could help property buyers and sellers adapt more quickly.

Higher Registration Costs Remain a Concern

While paperless registration is expected to reduce paperwork, property transactions in Darbhanga are also facing higher costs.

The registration department has increased the district's revenue target and identified several mauzas based on commercial valuation. This has affected stamp duty and other registration-related charges, increasing the financial burden on people buying or selling land.

 

What Paperless Registry Means for Property Buyers

For property buyers, digitisation could eventually make the registration process faster and easier to track while reducing dependence on physical paperwork.

However, buyers should continue to verify ownership documents, property details, applicable charges and other legal requirements before completing a transaction. Digital registration simplifies the process but does not remove the need for proper property due diligence.

The early increase in registration numbers suggests that the new system is gradually gaining acceptance.
