Kerr estimates that around 73% of Williamson County listings currently reach a successful closing. For sellers, however, getting the property under contract is only part of the challenge.
A home that returns to the market after a terminated contract can attract questions from future buyers about what happened during the previous deal. Proper pricing, disclosure and preparation before listing can help reduce that risk.
More Negotiating Power Is Reaching Buyers
Today's buyers are benefiting from conditions that were largely unavailable during the highly competitive 2020–2022 period. Motivated sellers, closing-cost concessions and greater negotiating flexibility can give buyers more control over the terms of a transaction.
Nationally, existing-home inventory reached 1.62 million units in August, while supply climbed to 4.9 months, the highest level in more than a decade. HousingWire also reported that 42.1% of properties recently had a price reduction.
Contingent Offers Need Closer Attention
Sellers also need to carefully evaluate buyers who must sell an existing property before completing their purchase.
Rather than looking only at the offered price, sellers need to consider the buyer's financing, sale progress, contingencies and expected timeline. A lower offer from a financially stronger buyer can ultimately be more valuable than a higher offer with greater closing risk.
