Sumadhura Group to Invest ₹400 Crore in Chennai Logistics Park

Chennai, Tamil Nadu | September 1, 2026: Sumadhura Group is expanding its presence in Chennai's industrial and logistics market with a planned ₹400 crore investment in a Grade-A logistics park at Red Hills in North Chennai.
Spread across 52 acres along the Chennai Peripheral Ring Road, the project will provide around 1.2 million sq ft of warehousing space and is expected to be completed by December 2028.
52-Acre Logistics Park Planned at Red Hills
The proposed development will be designed as a built-to-suit industrial and logistics park, allowing facilities to cater to the requirements of individual occupiers.
The project is expected to strengthen warehousing infrastructure in North Chennai, particularly as the city's peripheral road network continues to support industrial and logistics activity.
The company plans to complete the project by December 2028.
Sumadhura Expands Its Warehousing Portfolio
The Chennai project will add to Sumadhura Group's existing logistics portfolio.
The company currently operates a 2.5 million sq ft Grade-A+ logistics facility in Hoskote, Bengaluru, which has occupiers including Nippon Express, Amazon, Zepto and Zomato.
With the Red Hills development, the group's total warehousing land portfolio is expected to cross 150 acres.
East Bengaluru Residential Project Also in Pipeline
Alongside its Chennai expansion, Sumadhura Group has also signed a joint development agreement for 17 acres in the Whitefield-Kannamangala corridor of East Bengaluru.
The proposed residential development is expected to have a gross development value of around ₹3,500 crore and more than 2.5 million sq ft of saleable area.
The project adds a significant residential component to the group's expansion plans in Bengaluru.
Why This Matters for Property Markets
The Chennai logistics investment highlights the growing importance of industrial and warehousing infrastructure around major urban centres.
The Red Hills location, combined with its connection to the Chennai Peripheral Ring Road, could make the project relevant for logistics operators and businesses looking for large-scale warehousing facilities.
For the surrounding real estate market, new logistics and industrial developments can support demand for worker housing, rentals, commercial services and supporting infrastructure as employment activity increases.
Meanwhile, the East Bengaluru residential project could add substantial housing supply to the Whitefield-Kannamangala growth corridor.
What Happens Next
Sumadhura Group is expected to develop the Chennai logistics park in phases, with completion targeted for December 2028.
The company will also move forward with its East Bengaluru residential development under the recently signed joint development agreement.
Together, the projects indicate the group's expanding focus across industrial, logistics and residential real estate, with Chennai becoming a new market in its development portfolio.
