Godrej Properties Plans ₹6,000 Crore Luxury Housing Project in Marine Lines

Mumbai, Maharashtra | September 28, 2026: Godrej Properties has entered Mumbai’s premium housing market with a proposed luxury residential project in Marine Lines, South Mumbai, carrying an estimated revenue potential of ₹6,000 crore. The development agreement covers a 2.5-acre land parcel in one of the city’s established residential locations, adding a major project to the developer’s luxury housing portfolio.

For homebuyers and property investors, the announcement highlights continued developer interest in South Mumbai, where limited land availability and demand for premium homes shape the high-end residential market.

A 2.5-Acre Land Parcel Adds to Godrej’s Luxury Portfolio

Godrej Properties said it has entered into a development agreement for the 2.5-acre Marine Lines land parcel. The company plans to develop a luxury housing project with an estimated revenue potential of around ₹6,000 crore.

The company disclosed the agreement in a regulatory filing on September 28. Details such as the project’s launch date, number of residences, unit sizes and construction timeline have not yet been announced.

Why Marine Lines Matters for Luxury Homebuyers

Marine Lines combines limited land availability, an established neighbourhood and proximity to Mumbai’s coastline. Its connectivity to business, cultural and lifestyle destinations, including through the Coastal Road, is among the factors cited by Godrej Properties for the location’s appeal.

For buyers, the project adds another planned luxury housing option in South Mumbai. However, the eventual appeal and pricing will depend on the project’s design, amenities, configuration and launch details.

Godrej Cites Demand for Premium Homes in South Mumbai

The developer said its projects at Godrej Trilogy in Worli and Godrej Avenue Eleven in Mahalaxmi have received an encouraging response. It cited this demand as a factor supporting its confidence in the South and Central Mumbai luxury housing market.

Gaurav Pandey, Managing Director and CEO of Godrej Properties, said the company sees long-term potential in well-located, high-quality homes and described Marine Lines as a prestigious address.

Mumbai’s Luxury Housing Market Records Strong Sales

The project announcement comes amid continued activity in Mumbai’s high-end residential segment. According to the figures cited in the report, sales of homes priced at ₹10 crore and above reached a record ₹18,512 crore in the first half of 2026, up 12% from ₹16,518 crore in the same period last year.

Mumbai also ranked eighth in Knight Frank’s Prime Global Cities Index for Q2 2026. Prime residential prices in the city rose 6.2% year-on-year, compared with 2.6% growth across the 46-city index.

These figures provide market context for the proposed development, although they do not guarantee sales or returns for any individual project.

What the Project Could Mean for Buyers and Investors

The proposed project expands the pipeline of luxury homes in South Mumbai. Buyers considering the development will need to assess the final unit mix, carpet areas, pricing, possession schedule and applicable project approvals once details become available.

Investors should also distinguish the stated ₹6,000 crore revenue potential from realised sales or profit. The figure is an estimate associated with the planned development, not a confirmed revenue outcome.

What Happens Next

Godrej Properties has announced its development agreement and plans for the Marine Lines site, but key project details remain undisclosed. The next milestones for prospective buyers will include the project’s formal launch, regulatory disclosures, pricing and construction schedule.

Until those details are available, the announcement signals a new luxury housing opportunity in South Mumbai rather than an immediately available residential project.
