PropEquity: Housing Sales Fall 6% in Q3 as Launches Slow

October 1, 2026 | Housing sales in India's top nine cities came in at 103,170 units in July-September 2026, down 6% from a year earlier and 4% from the previous quarter, according to data analytics firm PropEquity.

City-wise snapshot (year on year)

  • Hyderabad: sales up 11%, new launches up 68%

  • Bengaluru: sales up 1%

  • Mumbai: sales down 8%

Supply is the bigger story

New launches across the nine cities fell 2% year on year and 15% from Q2. PropEquity founder and CEO Samir Jasuja noted that absorption dropped only 4% despite the sharp fall in supply, which he said keeps the demand-supply balance steady. The firm links the slowdown in launches to a cautious developer approach aimed partly at controlling existing inventory.

 

Why Anarock and PropEquity differ

Anarock reported a 3% rise for seven cities in the same quarter, while PropEquity shows a 6% fall for nine. The two firms track different sets of cities and split markets differently (for example, PropEquity reports Mumbai and Thane separately, while Anarock reports the wider MMR), so headline numbers will not match.
