Shriram Properties Plans 4,000 Crore Uttarpara Expansion With 137 Acres Still to Develop

Kolkata, West Bengal | September 24, 2026: Shriram Properties is planning to invest another 4,000 crore in its large Uttarpara development in West Bengal, setting the stage for a major expansion across residential, commercial, healthcare and education real estate.
The company has already invested around 2,000 crore in the project and plans to develop another 7 million to 10 million square feet over the next few years. With 137 acres still available for development, the project could significantly expand the housing and commercial footprint of Uttarpara.
What Changed in the Uttarpara Project
Shriram Properties plans to develop the remaining portion of its Uttarpara land through a mixed-use strategy rather than focusing only on residential projects.
The planned development will include:
- Residential housing
- Commercial developments
- Healthcare facilities
- Educational facilities
- Shopping and retail infrastructure
The company is also expected to bring in partners for the proposed shopping mall, healthcare and education components.
Shriram Properties Has 137 Acres Left to Develop
Shriram Properties originally acquired 314 acres from Hindustan Motors for 295 crore in 2005.
The company subsequently returned 42 acres to the state government, leaving 272 acres. Of that land, approximately 65 acres have already been developed, while another 70 acres has been earmarked for infrastructure.
This leaves around 137 acres that the company plans to develop over the next few years.
The scale of the remaining land gives the project significant room for additional housing, commercial activity and supporting infrastructure.
Residential Development Is Already Underway
The Uttarpara project has already moved beyond the planning stage, with multiple residential phases completed or under development.
The first phase began in 2018 and resulted in 2,343 apartments being delivered.
The second phase involves approximately 3,400 flats, of which around 1,200 have already been delivered.
The third phase is currently focused on 198 villas, adding a higher-end residential component to the development.
Overall, the company has either completed or is in the process of completing approximately 6 million square feet of development at the project.
Why the 4,000 Crore Expansion Matters for Property Buyers
The planned investment could change the property landscape around Uttarpara by adding a larger mix of homes and supporting facilities.
For homebuyers, the development of commercial, healthcare and education facilities could improve access to everyday services within or around the project.
The expansion could also create a larger residential catchment for businesses and services, although the actual impact on surrounding property values will depend on execution, infrastructure and future demand.
Uttarpara Could Get a Larger Mixed-Use Identity
Shriram Properties CMD Murali Mayappan has compared the potential transformation of Uttarpara with Bengaluru's Whitefield, where significant development over the past two decades turned an emerging area into a major residential and commercial destination.
The comparison reflects the company's long-term development vision rather than a guaranteed outcome.
The proposed combination of homes, retail, healthcare and education could gradually create a more self-contained urban ecosystem around the project.
What Property Owners Should Watch
The next phase of development will be important for both existing homeowners and prospective buyers in the Uttarpara area.
Key factors to monitor include:
- Progress on the remaining 137 acres
- Launches and pricing of upcoming residential projects
- Development of the proposed retail and commercial facilities
- Healthcare and education partnerships
- New infrastructure created within the project
- Connectivity and surrounding-area development
These factors will determine how quickly the project develops into the larger mixed-use hub envisioned by the developer.
What Happens Next
Shriram Properties plans to develop the remaining 137 acres over the next few years, with total additional investment of around 4,000 crore.
If the planned residential, commercial, healthcare and education components progress as proposed, Uttarpara could see a substantial increase in its built-up area and supporting urban infrastructure.
For the local property market, the next stage will be less about the size of the land bank and more about how quickly the company converts the remaining acreage into completed homes, commercial spaces and essential services.
