Lucknow, August 13, 2026: Transferring a family home into your name after a parent's death or through a will can already involve paperwork, documentation and visits to government offices. For owners of smaller houses in Lucknow, that process is now set to become cheaper.

The Lucknow Municipal Corporation (LMC) has revised mutation fees for properties transferred through wills or inheritance, with the biggest benefit going to homeowners with smaller properties.

Under the new structure, mutation of a house measuring up to 1,000 sq ft will cost just ₹1,000, compared with the existing flat fee of ₹5,000.

For families transferring modest homes into their names, the change could mean a significant reduction in the cost of completing the ownership record update.


Small Houses Will No Longer Pay the Same ₹5,000 Fee

Until now, LMC charged a flat ₹5,000 mutation fee for family properties transferred through inheritance or a will.

That meant a small EWS or modest family home could attract the same mutation charge as a much larger property.

The revised structure changes that.

The proposal has received approval from the state government and is expected to come into effect within around 10 days after LMC receives the government order.


Why This Matters to Families Inheriting a Home

Mutation is an important step after a property is inherited because it updates the municipal records with the new owner's name.

For families with smaller houses, the earlier ₹5,000 charge could feel disproportionate, particularly when the property itself may be a modest family asset.

The new slab-based system makes the fee more closely linked to the size of the property.

For a house of 1,000 sq ft or less, the saving will be ₹4,000 compared with the current fee.

 


Will and Inheritance Transfers Get the Benefit

The revised rates specifically address properties transferred through wills and inheritance.

The change is important because an earlier fee reduction for properties transferred through registered sale deeds did not extend to family properties changing hands after inheritance or through a will.

LMC had raised the issue with the state government seeking a similar relief for these cases.


What Homeowners Need to Know

The new fee structure is expected to make the mutation process more affordable, particularly for owners of smaller residential properties.

However, homeowners should wait for the formal government order and its implementation by LMC before assuming that the revised rates are operational.

Once implemented, the size of the property will determine the mutation fee rather than every inherited family property automatically attracting the maximum ₹5,000 charge.
