Hyderabad Raidurg Land Auction Sets Record at ₹264 Crore Per Acre

Hyderabad, August 22, 2026: A prime 5.25-acre multi-use plot in Raidurg, Hyderabad, has fetched a record ₹264 crore per acre in an e-auction conducted by the Telangana Industrial Infrastructure Corporation (TGIIC).
The auction generated ₹1,386 crore for the entire plot, highlighting the strong demand for premium commercial real estate in one of Hyderabad's key IT and business corridors.
Raidurg Plot Fetches 50.9% Premium
The plot, identified as Plot No. P1, had a reserve price of ₹175 crore per acre.
Competitive bidding pushed the final price to ₹264 crore per acre, representing a 50.9% premium over the reserve price.
The result also surpassed TGIIC's previous Raidurg auction record of ₹237 crore per acre, achieved in May 2026.
Why Raidurg Land Demand Matters
Raidurg has emerged as a major commercial and technology destination in Hyderabad, making premium land in the corridor particularly attractive to large developers and institutional investors.
The latest auction indicates that demand for strategically located land remains strong, especially where connectivity, employment centres and established commercial infrastructure support future development.
What It Means for Hyderabad Real Estate
The record land value could have a wider impact on Hyderabad's commercial property market. Developers acquiring land at such high prices may increasingly focus on Grade-A offices, mixed-use developments and premium commercial projects to justify acquisition costs.
For businesses and investors, the result also reinforces Raidurg's position as one of the city's most valuable commercial corridors.
TGIIC Auction Draws Strong Developer Interest
The auction was conducted through the MSTC e-auction platform, with JLL acting as the exclusive transaction advisor.
According to TGIIC, the competitive bidding reflects growing confidence among developers in Telangana's infrastructure, business environment and long-term real estate potential.
What Happens Next
The record auction could strengthen the premium positioning of Raidurg and influence valuations of other strategically located commercial plots in Hyderabad.
For property investors and businesses, the development is another indication that well-connected commercial corridors with strong employment and infrastructure ecosystems continue to command significant land premiums.
