DDA Puts Delhi’s 2047 Land Use Map Online, Making Plot-Level Property Checks Easier

New Delhi | September 30, 2026: Property buyers and landowners in Delhi can now check designated land-use information for specific locations online, following the Delhi Development Authority’s (DDA) launch of an interactive digital map under the Master Plan for Delhi 2047. The GIS-based platform allows users to search locations, zoom in to plot level and view land-use classifications without visiting government offices.
The move gives property buyers, developers and other stakeholders easier access to planning information that can help them assess land and understand the proposed development framework for different parts of the capital.
How the New DDA Digital Map Works
The DDA’s GIS-based interactive Land Use Plan is available through its official website under the Master Plan for Delhi 2047 section. Users can search for a particular area, location or property and view its designated land-use category on the map.
The platform uses distinct colours to identify nine major land-use categories: residential, commercial, industrial, recreation, transport, utility, government, public and semi-public facilities, and agriculture and water body.
The map is designed to provide location-specific information, allowing users to zoom in progressively and examine areas down to plot level.
Why Property Buyers Should Pay Attention
Land-use classification is an important part of property due diligence. A property's designated use can affect the activities permitted on the land and its suitability for a proposed development.
The new map gives buyers a convenient way to conduct an initial check of the planning designation of a property and its surroundings. This may help them identify questions to raise with sellers, developers or relevant authorities before proceeding with a transaction.
However, the map should be treated as a planning-information resource, not as a substitute for legal verification, title checks, approved building plans or other property documents.
Land Pooling and TOD Zones Included
The platform brings together several planning layers, including land pooling areas and Transit-Oriented Development (TOD) zones. It also includes information on Dwarka Sub-City, Rohini Project Layout, PM-UDAY colonies and DDA parks.
These layers can help users understand how different planning initiatives and designated areas are distributed across Delhi.
For landowners and developers, the information may be useful for preliminary assessments of properties located in areas covered by these planning frameworks. The presence of a property within a particular layer does not, by itself, guarantee development permission or a change in land use.
Digital Access Could Simplify Property Due Diligence
Previously, residents seeking basic land-use information could have to visit civic or local body offices or rely on third parties. The online map is intended to make this information more accessible.
The platform also includes tools to measure distances and dimensions, such as the length or width of roads and plots, and allows users to draw or sketch directly on the map for personal reference.
These features could be useful for property owners, real estate professionals and planners conducting preliminary location assessments.
What Property Owners Should Verify Before Making Decisions
Although the digital map improves access to planning information, buyers and landowners should not rely on it as the sole basis for a property transaction or development proposal.
Before purchasing land or planning construction, users should verify the property's title, applicable land-use permissions, approved layout plans and other relevant records with the appropriate authorities. They should also confirm whether any proposed planning changes have received the necessary approvals.
This is particularly important for properties in land pooling areas, TOD zones or locations where the planning framework may still be evolving.
DDA Plans to Keep the Map Updated
The DDA has said that the GIS-based Land Use Plan will be updated as new data becomes available. The objective is to keep planning information current and improve access to spatial data for citizens, professionals and government agencies.
The digital platform also provides a foundation for better coordination of planning information across departments and agencies.
For Delhi’s property market, the immediate benefit is improved access to land-use information. The map can help buyers and owners make more informed preliminary assessments, while formal approvals and legal records will continue to determine what can actually be done with a property.
