Bengaluru BDA Layout Site Allotment to 3,200 Landowners Starts August 31

Bengaluru, August 28, 2026: The Bengaluru Development Authority (BDA) is set to begin site allotment to farmers and landowners on August 31 under the long-delayed Dr K Shivaram Karanth Layout in north Bengaluru.

Around 18,000 sites are expected to be reserved for nearly 3,200 landowners who gave up their land for the project, marking a major step forward after years of legal disputes.

3,069-Acre Layout Finally Moves Ahead

The layout is spread across nearly 3,069 acres covering 17 villages in north Bengaluru, including Avalahalli, Ramagondanahalli and Charakabandekaval.

The project had remained stuck in legal battles for more than a decade. Its development was monitored by a three-member committee constituted by the Supreme Court, while a recent High Court decision cleared the way for allotment.

Landowners to Receive Sites

BDA officials said around 600 to 1,000 landowners may receive their sites symbolically from the Chief Minister, while other beneficiaries will receive allotment at designated counters.

The BDA has earmarked 34,992 sites of different dimensions for land-givers, with the first phase of allotment scheduled to begin on August 31.

Public Applications Also Expected to Open

Along with landowner allotments, the BDA plans to start inviting applications from the general public for residential sites on the same day, subject to final approval from the Chief Minister.

Residential sites have now been priced at ₹6,000 per sq ft, compared with the earlier proposed ₹5,000 per sq ft.

A 30×40 ft site will cost around ₹72 lakh at the revised rate.

Why This Matters for Bengaluru Property Buyers

The opening of the Karanth Layout could add a significant new residential development zone to north Bengaluru, an area already benefiting from expanding infrastructure and connectivity.

For landowners, the allotment provides a long-awaited form of compensation for land acquired for the project. For prospective buyers, the public application process could create an opportunity to purchase BDA sites in a large planned layout.

However, buyers should check the final allotment rules, eligibility conditions, site dimensions and payment schedule before applying.

Grihik Takeaway: After years of legal uncertainty, the Dr K Shivaram Karanth Layout is finally moving towards site allotment. With thousands of landowners set to receive sites and public applications expected to open, the project could become an important new residential market in north Bengaluru.
