Antwerp, Belgium | September 3, 2026: European logistics real estate company Warehouses de Pauw (WDP) has acquired a 100,000 sq m land reserve at the Port of Antwerp-Bruges in Belgium for an investment value of around €24 million. The acquisition strengthens WDP's future development pipeline at one of Europe's major logistics and industrial hubs.


€60 Million Total Investment Planned

WDP plans to develop the 10-hectare site in phases, with around €35 million in additional development expenditure expected from 2028 onwards.

Once the planned development is completed, the total investment is expected to reach approximately €60 million, with WDP targeting an 8.5% net operating income yield.


Site Could Support 55,000 Sq M Logistics Campus

The company plans to remediate and demolish existing industrial infrastructure before developing a logistics campus with around 55,000 sq m of gross leasable area.

The availability of a large development site in an established logistics location gives WDP scope to create modern industrial and warehousing facilities as demand for logistics space evolves.

 


Strong Road Rail and Waterway Connectivity

The site has direct access to the E34 motorway and is connected to both rail and inland waterways. The planned completion of the Oosterweel Link is also expected to strengthen road connectivity around the port.

Such multimodal access can be particularly valuable for logistics operators that require efficient movement of goods across road, rail and water networks.


40 MVA Grid Capacity Adds Development Potential

The property has 40 MVA of firm grid capacity, providing contracted power availability for the site.

WDP said the power capacity could support more energy-intensive developments in the future. If additional power-intensive uses are introduced, the company's total investment in the site could exceed the currently planned €60 million.


Land and Power Availability Becoming More Important

The acquisition comes as development land and grid capacity are becoming increasingly constrained in major European logistics markets.

For logistics property developers and investors, securing land with both transport connectivity and reliable power availability can provide a strategic advantage when planning large-scale industrial developments.

 


WDP Expands Its European Land Pipeline

The Antwerp acquisition is part of WDP's wider expansion of its land reserves across Europe. The company has secured land positions worth around €145 million so far in 2026, including sites in Antwerp, France, the Netherlands and Romania.

The latest transaction was completed through the issue of 1,111,141 new WDP shares with an overall investment value of €23.5 million. The new shares represent approximately 0.46% of WDP's outstanding shares.

The Port of Antwerp-Bruges handles around 267 million tonnes of goods annually and hosts approximately 1,400 companies, making it an important industrial and logistics centre in Europe.

The planned campus could add significant modern logistics space to the port's wider property ecosystem once development begins.
