Puravankara Enters Delhi NCR With 13.44 Acre Greater Noida Project Worth ₹5,200 Crore GDV

Greater Noida | September 22, 2026: Puravankara Limited has entered the Delhi-NCR residential market with a 13.44-acre land parcel in Greater Noida that carries an estimated ₹5,200 crore Gross Development Value (GDV) and approximately 4.57 million sq ft of saleable potential. The entry gives the Bengaluru-based developer a major foothold in one of North India’s fastest-expanding residential corridors.

Puravankara Secures 13.44 Acre Greater Noida Parcel

Puravankara has secured the land through its wholly owned subsidiary, Prudential Housing and Infrastructure Development Limited.

The parcel has an estimated saleable potential of around 4.57 million sq ft, while the company has estimated the development's GDV at approximately ₹5,200 crore.

The transaction marks Puravankara's maiden entry into Delhi-NCR and its largest land transaction so far in FY27.

Greater Noida Becomes Puravankara’s First NCR Market

The developer is entering Delhi-NCR as part of its strategy to expand beyond its established Southern and Western India markets.

Greater Noida was selected for its combination of infrastructure development, regional connectivity and long-term residential demand, according to the company.

The project will add a new branded residential development pipeline to a region where large-scale infrastructure projects are reshaping residential and commercial activity.

Yamuna Expressway and Jewar Airport Add Connectivity

The land parcel is located within Greater Noida and benefits from access to the Yamuna Expressway, a key regional connectivity corridor.

The ongoing development of Noida International Airport at Jewar is also expected to strengthen regional connectivity and support economic and employment activity around the wider Greater Noida-Yamuna Expressway region.

For homebuyers, the project's eventual appeal will depend on its precise location, connectivity, pricing, configuration and delivery plans once detailed development information is released.

₹5,200 Crore GDV Expands NCR Housing Pipeline

The scale of the proposed development makes it a significant addition to Puravankara's residential pipeline.

With around 4.57 million sq ft of saleable potential, the project could add substantial housing supply in Greater Noida over the development cycle.

The company said it intends to bring its established design, quality and execution approach to the NCR market while maintaining a disciplined approach to capital deployment.

Puravankara’s FY27 Pipeline Reaches ₹14,100 Crore GDV

Including the Greater Noida acquisition, Puravankara's FY27 business development across Delhi-NCR, Mumbai and Bengaluru now spans approximately 10.74 million sq ft of saleable area with an estimated combined GDV of around ₹14,100 crore.

The company is pursuing a mix of outright land acquisitions, joint development agreements and other capital-efficient structures to expand its development pipeline.

The NCR entry follows Puravankara's recently announced ₹2,600 crore redevelopment win in Goregaon West, Mumbai, adding another major project to its expansion programme.

What Greater Noida Buyers Should Watch

The announcement establishes the scale of Puravankara's Greater Noida opportunity, but several project-level details are yet to be disclosed.

Prospective buyers will need to track:

  • Project launch and RERA registration
  • Final residential configurations
  • Carpet areas and pricing
  • Construction and delivery timelines
  • Exact development plans for the 13.44-acre parcel
  • Connectivity to major roads and surrounding infrastructure

The project also adds another established national developer to Greater Noida's residential landscape, potentially increasing competition among branded developers operating across the city's major growth corridors.

What Happens Next

Puravankara is expected to progress the development through its wholly owned subsidiary after securing the land parcel.

The company's management has indicated that it will continue evaluating additional opportunities across Delhi-NCR while building a broader North India pipeline.

For Greater Noida's property market, the immediate focus will be on project approvals, launch timelines, pricing and the eventual product mix for the 4.57 million sq ft development opportunity.
