The development is planned for roughly 130,000 acres of marshland around Pecan Island and could generate thousands of construction and permanent jobs. Local Realtors say early investor activity is focused on land for RV parks, short-term rentals and other worker accommodation, while longer-term housing demand could extend toward Lafayette.


SpaceX Project Could Create Thousands of Jobs

The proposed Starbase Louisiana development is expected to create between 5,000 and 30,000 construction jobs at peak, according to the report, with thousands of longer-term positions potentially following across operations, engineering, technical and support functions.

Some positions are expected to pay more than $90,000 annually, potentially creating a significant new source of higher-income employment in the region.

Local Realtors are therefore watching the project's progress for its potential impact on housing and commercial property demand.


Investors Are Already Looking for Land

Real estate professionals say investors have started purchasing land around the proposed development.

The strongest early interest is reportedly in:

  • Trailer parks

One local Realtor said land around parts of Vermilion Parish is being offered at approximately $40,000 per acre, which she said is roughly three to four times historical levels in some cases.

Pecan Island May Not Become the Main Residential Hub

The proposed launch area is a remote marshland with limited existing infrastructure.

According to local Realtors, permanent employees may therefore prefer to live in Lafayette and other inland communities, where schools, shopping, restaurants and other services are more established.

Lafayette is roughly an hour from the proposed project area, creating the possibility of a housing-demand spillover rather than a large residential development immediately around the launch site.


Lafayette Housing Market Has More Supply Today

The broader Lafayette market currently offers relatively substantial inventory.

HousingWire Data cited in the report shows:

  • 1,077 active listings

  • Median list price of $274,900

  • New listings at a median of $256,000

  • Average time on market of 139 days

  • Around four months of inventory

  • Nearly 48% of listings showing price reductions

These figures indicate that the wider market currently has considerably more supply and negotiating room than a severely undersupplied housing market.

Vermilion Parish is tighter, with 119 listings, a median price of $230,000 and approximately 3.5 months of inventory.


Worker Housing Could Come Before Permanent Neighborhoods

Local Realtor Teresa Rainey said investors are initially positioning themselves for temporary workers through RV parks, trailer parks and Airbnb-type accommodation.

The expectation is that permanent housing demand would emerge later if SpaceX establishes a sustained workforce in the region.

That could create demand not only for homes but also for contractors, construction workers, insurance services, retailers and other businesses supporting a larger employment base.

However, the scale and timing of that demand will depend on the project's development schedule and eventual workforce requirements.

 


Insurance Could Push Some Buyers Toward Lafayette

Coastal insurance costs remain an important consideration for property buyers in areas such as Vermilion and Iberia parishes.

Local Realtors expect insurance costs, along with differences in schools and infrastructure, could make Lafayette Parish more attractive to some future employees.

That could spread the project's housing impact beyond the immediate launch area and into established inland communities.


What Realtors Expect Over the Next Several Years

Local agents have described the potential housing impact as gradual rather than an immediate surge similar to the COVID-era housing boom.

One Realtor said the project could produce a more measured increase in demand if jobs and workers arrive over several years.

Another expects significant real estate activity within roughly a 50-mile radius, but that is a local market expectation rather than a confirmed forecast.

The first launch is reportedly anticipated for 2029, meaning the housing effects will depend heavily on whether the proposed project advances according to its current plans.
