Hiizzy Launches Property Sales Platform in Manchester, Liverpool and Leeds

United Kingdom | September 28, 2026: Selling a home in the UK can involve months of paperwork, legal checks and repeated information requests. Property technology company Hiizzy is targeting these delays with a new home-selling platform launched in Greater Manchester, Liverpool and Leeds, allowing sellers to prepare key transaction documents before receiving an offer.

The platform combines property listings, legal documents, seller information and regulated searches in one place. Its fixed-fee model starts at £179 per month, with no sales commission, as the company looks to simplify the residential property transaction process.

Hiizzy Targets Three Major UK Property Markets

Hiizzy has selected Greater Manchester, Liverpool and Leeds as its initial launch markets, citing their transaction volumes, diverse housing markets and growing technology sectors.

The company also pointed to annual house price growth of 3.5% across the targeted region, compared with 1.4% across the UK. According to figures provided in its announcement, Liverpool recorded annual growth of 7.2%, followed by Leeds at 5.9% and Manchester at 2.9%.

Hiizzy plans to establish its presence in these markets before pursuing wider expansion across the UK.

Fixed-Fee Property Sales Platform Starts at £179

The platform allows homeowners to sell directly to buyers through a subscription-based service, without paying a sales commission.

Pricing starts at £179 per month. Subscriptions can be paused or cancelled at any time, while listings can remain live for an additional six months after the initial six-month period without an extra charge.

Sellers who want to continue marketing their properties on Zoopla beyond that period can opt for an additional £50 monthly fee.

The service includes AI-assisted listing tools, property marketing, direct communication between buyers and sellers, and access to professional services. Zoopla marketing is also available as part of the subscription.

Property Documents Prepared Before an Offer

A central feature of Hiizzy’s platform is its focus on preparing properties for a transaction from the time they are listed.

The service brings together legal documents, seller forms, property information and regulated searches before an offer is accepted. The aim is to reduce repeated requests for information and avoid delays later in the transaction.

The platform also intends to connect sellers, buyers, estate agents, conveyancers and lenders more efficiently. HM Land Registry and Street Data are among its data partners.

UK Property Sales Face Long Delays and Failed Transactions

Hiizzy’s launch comes amid wider efforts to digitise the UK housing market. Research cited by the company puts the average time between offer acceptance and completion at around 120 days.

Approximately 500,000 property transactions reportedly fall through each year, with an estimated economic cost of £1.5 billion.

The company argues that missing or duplicated property information can create additional work and increase the risk of delays. By collecting important documents earlier, Hiizzy aims to address some of these problems before buyers and sellers reach the later stages of a transaction.

However, the platform’s approach does not eliminate the legal, financial and other checks required to complete a property sale.

Manchester, Liverpool and Leeds Offer Different Market Opportunities

Hiizzy’s regional strategy reflects differences in housing demand and price movements across its three launch markets.

Liverpool’s reported 7.2% annual house price growth was higher than the figures for Leeds and Manchester. The company also cited the region’s substantial transaction volumes and consumers’ familiarity with digital services as reasons for its launch strategy.

For homeowners, the platform offers an alternative to traditional commission-based selling arrangements. Its value will depend on the services sellers need, the effectiveness of its marketing and the support available throughout the transaction.

Technology Aims to Make Home Sales More Transparent

Hiizzy’s founders developed the idea after a direct property transaction involving their families. The experience prompted them to explore how technology could simplify the wider home-selling process.

The company is a member of the Digital Property Market Steering Group and the Open Property Data Association. It also participates in the Centre for Finance, Innovation and Technology’s Open Property Coalition, which works on improving property data sharing and digitising home purchases.

Hiizzy has also launched an advertising campaign across audio streaming platforms, podcasts and UK radio networks to support its market entry.

What Happens Next for Hiizzy

The company’s immediate focus is on establishing its platform in Greater Manchester, Liverpool and Leeds before considering nationwide expansion.

Its progress will depend on homeowner adoption, the ability to connect different participants in property transactions and whether preparing information earlier can reduce delays in practice.

For UK homeowners, the launch introduces another option for selling a property. The platform’s fixed-fee model and document preparation services will be important factors for sellers comparing digital services with traditional estate agency arrangements.
