69 Affordable Apartments Open in New York’s Longwood With Rents Starting at $1,092

Longwood, Bronx, United States | September 29, 2026: A housing lottery for 69 affordable apartments at 664–672 Beck Street in Longwood, the Bronx, is offering eligible households an opportunity to rent homes at income-linked rates. The apartments include studios, one-, two- and three-bedroom units, with rents starting at $1,092 per month and some units priced at 30% of household income.

The five-story residential property, built in 1925 and owned by MHANY Management, has undergone renovations. The lottery includes apartments across three affordability levels, with eligible household incomes reaching up to $162,008 annually. Applications must be submitted by October 14, 2026.

69 Apartments Across Three Income Categories

The lottery covers 69 apartments distributed across three area median income (AMI) categories: 40%, 50% and 77%.

The unit mix includes:

  • 4 studio apartments
  • 33 one-bedroom apartments
  • 21 two-bedroom apartments
  • 11 three-bedroom apartments

The largest share of apartments falls under the 50% AMI category, with 54 units. Six apartments are allocated to the 40% AMI category, while nine are available at 77% AMI.

Rents Start at $1,092 a Month

Monthly rents vary according to apartment size and income category. Two studios in the 50% AMI category are listed at $1,092 per month. Other fixed rents include $1,164 for certain one-bedroom apartments, $1,385 for selected two-bedroom units and $1,588 for some three-bedroom homes.

Some apartments have rents set at 30% of the tenant’s monthly income rather than a fixed amount. The highest listed rent is $2,779 for a three-bedroom apartment in the 77% AMI category.

Eligible income limits depend on household size and apartment type. The maximum income for some apartments reaches $162,008 annually.

Renovated Building Adds to Longwood’s Affordable Housing Supply

The five-story property at 664 and 672 Beck Street dates back to 1925. MHANY Management owns the building, which was renovated to provide additional housing.

The redevelopment received financing that included a $24 million loan from the Community Preservation Corporation in January 2023. MHANY Management and the Northwest Bronx Community and Clergy Coalition were involved in securing the financing.

The lottery makes the apartments available to households that meet the applicable income and household-size requirements.

Eligibility and Applicant Preferences

Applicants must satisfy income and household-size requirements for the specific apartment they select. Asset limits also apply and vary by AMI category, reaching $130,592 for the 77% AMI tier.

The lottery also includes preferences and set-asides for certain applicants. According to the reported guidelines, 5% of units are reserved for households with mobility disabilities and 2% for applicants with vision or hearing impairments. New York City residents receive general preference over applicants from outside the five boroughs.

The reported local community preference has also changed. Following a 2024 federal court settlement, the community district set-aside for city-financed developments was reduced from 50% to 20%.

Transit Access and Building Amenities

The property is served by several subway stations, including Longwood Avenue and East 149th Street on the 6 train, as well as Jackson Avenue and Prospect Avenue on the 2 and 5 trains. Bus routes serving the area include the Bx4, Bx17, Bx19 and Bx46.

Building features include shared laundry rooms and security cameras. The property permits one pet per apartment, subject to a 25-pound weight limit and other conditions. Tenants are responsible for electricity and gas stove costs, and smoking is prohibited inside the building.

How to Apply Before the October 14 Deadline

Applications for the 69 apartments must be submitted online or postmarked no later than October 14, 2026. Applicants can apply through New York City’s Housing Connect system and should check the official listing for the apartment-specific income limits, household-size requirements and documentation.

Applicants who meet the initial eligibility criteria may still need to satisfy additional selection requirements after the deadline. The lottery does not guarantee an apartment, and applicants should ensure that the information they submit is accurate and complete.

The Beck Street lottery adds 69 affordable rental opportunities to the Bronx housing market. For eligible households, the key next step is to review the available apartment categories and submit an application before the closing date.
