Hyderabad to Get Rs 70,000 Crore AI Data Centre Campus

HyperVault, the data centre arm of Tata Consultancy Services (TCS), plans an AI data centre campus of up to 1 gigawatt on 264 acres in Telangana's Future City near Hyderabad, with investment of up to Rs 70,000 crore. The Telangana government and TCS announced it on September 5.

The real estate angle
Data centres have become one of the biggest draws for property capital in India. CBRE reported a record $9.5 billion of equity inflows into real estate, data centres and hospitality in Q3 2026, with data centres taking about 57%. Large campuses like this also need land, power and construction, and they can lift demand for nearby industrial and residential property.

The announcement is a memorandum of understanding and a plan, with phased development. Power supply, approvals and construction schedules will decide how fast it moves.
