Ahmedabad, August 28, 2026: After a wait of nearly 24 years, Hansol Town Planning (TP) Scheme No. 67 has received preliminary approval, opening the way for development across a key stretch near the Sabarmati Riverfront, Taj hotel and Airport Road.

The 118-hectare scheme had remained stuck since its draft was approved in 2002. The delay had prevented the Ahmedabad Municipal Corporation (AMC) from opening planned roads and granting development permissions for private plots.


50 Hectares to Open Up for Development

With the preliminary approval, more than 50 hectares of land adjoining the Taj hotel and Sabarmati Riverfront can now move towards development.

AMC can begin work on designated roads and process development permissions for private plots. This could bring new residential, commercial and other construction projects to the eastern riverfront.


Road Connectivity Gets a Major Push

The approval also clears the way for planned connectivity improvements. A riverfront road under Phase II is proposed from Shahibaug Dafnala through the Taj hotel area towards Indira Bridge.

Another road with an underpass near the hotel is also planned. A proposed tunnel alignment connecting Airport Circle directly with the riverfront has been incorporated into the TP scheme, although the tunnel itself has not yet received approval.

 


Why This Matters for Ahmedabad Real Estate

The scheme covers a strategically located area close to the airport, riverfront and major road networks. Opening private land for development could increase construction activity and improve connectivity in the eastern riverfront belt.

For property owners and investors, the biggest impact will depend on how quickly roads, infrastructure and development permissions are implemented following the approval.


Riverfront Phase II and Army Land

The Sabarmati Riverfront Development Corporation had earlier acquired around 70,000–80,000 sq m of Army Cantonment land for Phase II of the riverfront.

The land was provided on lease, with SRFDCL agreeing to construct army quarters in Bhuj and Dhrangadhra as part of the arrangement.
