Buying a PMAY Home in Haryana? You May Pay Just ₹1,000 for Registration and Stamp Duty

CHANDIGARH | July 30, 2026: Buying an affordable home in Haryana could soon become much cheaper. The Haryana Cabinet has approved a major relief for Pradhan Mantri Awas Yojana-Urban (PMAY-U) 2.0 beneficiaries by slashing stamp duty and registration charges on eligible homes.

If implemented, eligible Economically Weaker Section (EWS) homebuyers purchasing a dwelling unit of up to 60 square metres will pay only ₹500 as stamp duty and ₹500 as registration fee—bringing the total documentation cost down to just ₹1,000.

A Big Saving for First-Time Homebuyers

At present, property registration attracts 5% stamp duty, an additional 2% duty, along with registration charges based on the property's value.

Under the Cabinet's new decision, eligible PMAY-U 2.0 beneficiaries will pay a flat ₹500 each towards stamp duty and registration, significantly reducing the upfront cost of buying a government-supported affordable home.

The move is expected to make home ownership more accessible for low-income families while supporting the Centre's Housing for All mission.

Who Can Benefit?

The concession will apply to:

  • PMAY-Urban 2.0 beneficiaries
  • Economically Weaker Section (EWS) buyers
  • Eligible dwelling units up to 60 sq m

The benefit will be available only for properties that qualify under the government's affordable housing guidelines.

Haryana Cabinet Clears Property Tax Reform

Along with the housing relief, the Cabinet also gave in-principle approval to a formula-based property tax assessment system for urban local bodies.

The proposed framework aims to make property tax calculations more transparent and uniform while continuing exemptions for selected categories such as government schools, hospitals, religious institutions and agricultural properties.

Why This Matters

For many first-time buyers, registration expenses add a significant amount to the overall cost of purchasing a home. Haryana's decision to reduce these charges to ₹1,000 for eligible PMAY-U 2.0 beneficiaries could lower the financial barrier to home ownership and encourage greater participation in affordable housing schemes.
