Sri Lotus Q2: Pre-Sales Up 83% to Rs 470 Crore, Profit Up 91%

October 16, 2026 | Mumbai-based luxury redevelopment specialist Sri Lotus Developers & Realty reported a strong July-September quarter on Thursday evening, with profit up 91% and pre-sales up 83%. One number moved the other way: collections.

What are the numbers?

  • Pre-sales: Rs 470 crore, up 83% from Rs 257 crore

  • Revenue: Rs 269 crore, up 53% from Rs 176 crore

  • EBITDA: Rs 107 crore, up 113%, with a margin of about 39.9%

  • Profit after tax: Rs 89 crore, up 91% from Rs 46 crore, a PAT margin of about 33%

  • First half: pre-sales of Rs 879 crore (up 176%), revenue of Rs 401 crore and profit of Rs 134 crore

Compared with last quarter

Q2 revenue was roughly double Q1's Rs 132 crore, and profit was about double Q1's Rs 46 crore (our comparison).

The soft spot

Collections in the quarter were only about Rs 60 crore, down 44% from Rs 106 crore a year earlier, so cash is lagging bookings. For the half year, collections were Rs 209 crore. Reports also noted that standalone results looked weaker than the consolidated numbers, and that promoters waived their share of an interim dividend of Re 0.30.

Why does it matter?

Pre-sales show buyer demand, while collections show the cash that actually comes in. When they diverge, builders depend more on later payments, which are linked to construction progress.
