Oberoi Q2 Bookings Soar to Rs 9,150 Crore; Profit Flat

New Delhi: Oberoi Realty reported a booking value of Rs 9,149.69 crore for July-September 2026, driven by its Gurugram debut, while its reported profit stayed almost flat. The results came on Friday, October 16.
How big were the bookings?
-
Q2 FY27 booking value: Rs 9,149.69 crore, about seven times the Rs 1,299 crore of Q2 last year (our calculation)
-
First half: Rs 10,199.57 crore against Rs 2,937.73 crore a year earlier, about 3.5 times
-
Against targets: Axis Securities had raised its FY27 pre-sales target to about Rs 13,000 crore, so the first half alone covers roughly 78% of that (our arithmetic)
And the profit and revenue?
-
Net profit: Rs 761.65 crore, up just 0.2% from Rs 760.26 crore. The company's own release shows profit after tax of Rs 759.01 crore, a slightly different measure
-
Revenue from operations: Rs 1,670.95 crore, down 6.1% from Rs 1,779.04 crore
-
Sequentially: net profit rose 40.1% from Rs 543.51 crore in Q1
-
First half: net profit up 10.5% to Rs 1,305.16 crore
Why does revenue lag bookings?
Developers recognise revenue as a project is built, not when buyers book. So a giant bookings number can sit alongside flat revenue for a while. The Gurugram launch's revenue will arrive over the coming years.
The balance sheet
Debt-to-equity fell to 0.14 from 0.18 a year earlier, net worth was Rs 19,090 crore, and the company redeemed Rs 135 crore of NCDs.
Dividend
The board declared a second interim dividend of Rs 2 per share, with a record date of October 23 and payments from October 30.
