Max Estates Q2 Pre-Sales Jump 1,246% to Rs 2,100 Crore
Max Estates reported Q2 FY27 pre-sales of about Rs 2,100 crore, up from Rs 156 crore a year ago. See what drove it and why the base matters.

Max Estates announced on October 6 that its pre-sales in July-September 2026 (Q2 FY27) were about Rs 2,100 crore, compared with Rs 156 crore in the same quarter last year. That is a rise of roughly 1,246%. For the first half of FY27, pre-sales are about Rs 3,200 crore.
The numbers
- Units sold: 274 homes across its Noida and Gurugram residential projects, up from 24 a year ago
- Estate 361: Rs 962 crore in Q2, and Rs 1,747 crore in H1
- Max One: Rs 584 crore in Q2
- Collections: about Rs 560 crore in the quarter
Why the percentage looks so big
A huge percentage on a tiny base can mislead. Q2 FY26 was a quarter when the company had little inventory to sell, so the comparison starts from a very low point. A fairer view is the absolute number: Rs 2,100 crore in one quarter is already a large chunk of what the company would normally book across a whole year. First-quarter pre-sales were therefore around Rs 1,100 crore (our subtraction from the H1 figure).
