Kolte-Patil Hits Record Rs 1,019 Crore Q2 Sales

Kolte-Patil's Q2 FY27 sales rose 52% to a record Rs 1,019 crore, helped by Rs 600 crore booked in 60 hours at Pune's Vyana.
Kolte-Patil Hits Record Rs 1,019 Crore Q2 Sales

Kolte-Patil Developers reported its highest-ever quarterly sales of Rs 1,019 crore in July-September 2026, up 52% from Rs 670 crore a year earlier. First-half sales reached a record Rs 1,636 crore, up 27% from Rs 1,286 crore.

What drove it?

The company launched about 1 million sq ft at Vyana at The Reserve in Vadgaon, Pune, and booked over Rs 600 crore, more than 600 apartments, within 60 hours. The Q2 sales figure from the launch was Rs 616 crore, its best ever from a single launch. That is roughly 60% of the quarter's total (our arithmetic), so without it Q2 would have been around Rs 400 crore.

What about prices and cash?

  • Q2 realisation: Rs 7,829 per sq ft, essentially flat from Rs 7,823

  • H1 realisation: Rs 8,368, up 10%, helped by price revisions and a larger share from Mumbai

  • Collections: Rs 795 crore in Q2, up 33%, and Rs 1,509 crore for H1, up 32%

What is still to come?

The Reserve has a total GDV of Rs 4,000 crore, so about 85% of its value is still to be unlocked in later phases. Kolte-Patil also added six redevelopment projects in the Mumbai Metropolitan Region with a combined GDV of about Rs 6,000 crore. CEO Hrishikesh Parandekar credited strong collections alongside the record sales.

The caution

Strong launches can make a quarter look better than the underlying run rate. The next quarter will show whether Pune demand holds without a launch of that size.
