Chennai's New Metro Line to the West Is Open. What Does It Mean for Housing There?

The first stretch of Chennai Metro Phase 2, from Poonamallee Bypass to Vadapalani, opened on October 11, inaugurated by Prime Minister Narendra Modi. Tamil Nadu Chief Minister Vijay joined him on the first ride.

What are the key facts?

  • Route: about 14.6 km, elevated, running through Porur, as part of the Yellow Line (Corridor 4)
  • Stations: 11 open initially, of 17 planned on the stretch
  • Cost: about Rs 4,900 crore for this stretch
  • Link: it connects to the existing Green Line at Vadapalani
  • Trip time: about 30 minutes from Poonamallee to Vadapalani, according to pre-launch reports, with 15 trains at 10-minute gaps at launch
  • Phase 2 overall: about 118.9 km and 128 stations across three corridors, at a cost of Rs 63,246 crore

Why would property buyers care?

Better connectivity often draws developers and buyers to a corridor. Developer Urbanrise says it has received more than 600 expressions of interest for its pre-launch residential project in Thirumazhisai, West Chennai, and that over 250 homes were reserved within seven days of the pre-launch window opening. The company has not disclosed prices, land area or completion dates.

Read it carefully

Expressions of interest and reservations are early signals, not final sales. Developers also operate in a market where Anarock reports Chennai sales fell 10% in Q3 even as launches rose, so buyers should compare projects carefully.

What buyers should check

Look at walking distance to a station, which stations are open now, RERA registration and the builder's delivery record.
