Property Tax Increased After 30 Years. Patna Homeowners Have Just Days Left to Claim a 5% Rebate

PATNA | June 26, 2026: Property owners in Patna will now pay higher municipal taxes after the city's first Annual Rental Value (ARV) revision in nearly 30 years. At the same time, the Patna Municipal Corporation (PMC) has announced a limited-time 5% rebate for taxpayers who pay their property tax in one instalment before June 30.
The twin move has already resulted in a sharp increase in daily tax collections as more homeowners rush to take advantage of the rebate.
First ARV Revision Since 1995
PMC has increased the Annual Rental Value (ARV) of all properties by 15%, marking the first revision since 1995.
Officials said the additional revenue will strengthen civic finances and support investments in roads, drainage, sanitation, street lighting and other public infrastructure across the city.
Homeowners Rush Before June 30 Deadline
The civic body's decision to offer a 5% rebate on lump-sum property tax payments for FY 2026–27 has encouraged many property owners to clear their dues early.
According to PMC officials, daily collections have risen significantly since the revised rates became effective, reflecting stronger taxpayer participation.
Why Property Tax Collections Are Rising
Officials attributed the increase in collections to two key factors—the implementation of the revised ARV and the limited-period rebate available until June 30.
Several municipal circles reported higher collections as property owners completed their payments soon after the revised tax structure came into force.
Why This Matters
Property tax is one of the primary sources of funding for urban infrastructure. For homeowners, the latest revision means higher tax assessments, while the temporary rebate offers an opportunity to reduce the immediate financial burden by paying before the deadline.
