Visakhapatnam Tightens Town Planning Rules as GVMC Speeds Up TDR Cases and Construction Checks

Visakhapatnam, Andhra Pradesh: The Greater Visakhapatnam Municipal Corporation (GVMC) has stepped up its monitoring of town planning activities, with a focus on faster processing of pending Transferable Development Rights (TDR) cases, stricter construction checks and removal of encroachments.

The civic body reviewed the performance of its town planning department and directed officials to improve coordination across zones while ensuring that property development follows approved plans and municipal regulations.

GVMC Orders Faster Processing of Pending TDR Cases

Commissioner Ketan Garg directed officials to review all pending TDR cases across different zones and expedite their disposal. The civic body said there should be no unnecessary delay in issuing TDRs.

For property owners and developers, faster TDR processing could help reduce delays in projects where development rights are linked to land acquisition, road widening or other approved civic works.

Buildings to Face Closer Field-Level Monitoring

GVMC has also instructed officials to regularly monitor construction sites and ensure that buildings are developed strictly according to sanctioned plans.

The civic body warned that unauthorised construction will not be overlooked. Officials have been asked to identify violations at an early stage and initiate action according to the applicable rules.

This could be particularly important for buyers purchasing under-construction properties, as deviations from approved plans can create legal and approval-related complications later.

 

Road and Footpath Encroachments Under Focus

The civic body has directed town planning officials to identify and remove encroachments affecting roads and footpaths. Road-widening works were also reviewed during the meeting.

For residents and property owners, clearing encroachments could improve road access and pedestrian movement while supporting planned urban development in growing parts of Visakhapatnam.

Construction Waste Dumping to Face Action

GVMC has instructed officials to prevent construction and demolition waste from being dumped on roads and footpaths. Builders have been told to keep construction materials within their project premises.

Officials were also directed to ensure that construction sites install mandatory green mats and that buildings provide rainwater harvesting pits as required.

These measures are aimed at reducing public inconvenience, improving construction-site management and supporting more sustainable urban development.
