DTCP Orders Fresh Inspection of Raheja Akshara Project in Sohna Amid Court Case
Sohna, Haryana | September 3, 2026: The Department of Town and Country Planning (DTCP) has scheduled a fresh inspection of the Raheja Akshara plotted housing project in Sohna for September 7, 2026. The inspection comes amid ongoing legal proceedings involving plot buyers and follows an earlier inspection that could not take place due to the absence of a required HSVP representative.
The latest assessment is important for buyers because the project’s registered completion deadline has already passed, while Haryana RERA currently classifies it as a “lapsed project.”
Fresh Inspection Scheduled for September 7
According to a September 1 communication issued by the senior town planner, a committee constituted in compliance with a Punjab and Haryana High Court order will inspect the project and assess the current status of development work.
The earlier inspection was scheduled for August 26 but could not be conducted because a representative from the Haryana Shahari Vikas Pradhikaran (HSVP) chief engineer’s office was unavailable.
DTCP has now directed the concerned officials and stakeholders to ensure their presence during the fresh inspection, marking the matter as “most urgent.”
Why the Raheja Akshara Inspection Matters
Raheja Akshara is a 6.81-acre plotted development in Sector 14, Sohna. The project was registered under Haryana RERA in June 2017, with December 31, 2022 recorded as its expected completion date.
With that deadline having passed, the government’s fresh physical inspection could provide an updated picture of how much development work has actually been completed on the ground.
For existing plot buyers, the inspection may therefore be more important than property portal listings or marketing claims, as the government’s assessment is expected to form part of the compliance report.
Buyers and Developer Asked to Remain Present
DTCP has asked representatives of the buyers’ welfare societies and Raheja Developers to attend the inspection. Officials from HSVP, including the superintending engineer, along with the district town planner and executive engineer, have also been directed to participate.
Their involvement is expected to help the committee assess the project’s present condition and document the status of development works.
Project Already Classified as a Lapsed Project
Haryana RERA records currently classify Raheja Akshara as a “lapsed project” because its registered completion date has passed.
The project was developed under the Deen Dayal Jan Awas Yojana (DDJAY), a policy framework aimed at promoting affordable plotted housing in Haryana.
For buyers, the lapsed status makes the outcome of the latest inspection particularly relevant, as the findings could help authorities determine the project’s current development position and the next steps required for compliance.
Court Proceedings Add Importance for Plot Buyers
The fresh inspection is being carried out in compliance with a May 1, 2025 order of the Punjab and Haryana High Court in a case filed by the Akshara Plot Buyers Welfare Society.
There have also been consumer and RERA proceedings involving purchasers of the project. However, the latest government communication does not itself establish wrongdoing by the developer.
The inspection is primarily intended to establish the current on-ground development status, and its findings are expected to provide authorities with updated information for further action and court compliance.

The September 7 inspection could become an important step for existing plot buyers because the committee’s findings may clarify the actual progress of development work.
Property portals currently carry listings describing the project as ready to move and referring to earlier possession dates. However, such listings are not government findings and should not be treated as confirmation of the project’s present completion status.
