Global Investor Exits ₹420 Crore Dasnac Investment After Realising ₹550 Crore From Noida Projects

Noida | September 29, 2026: A global real estate investment platform backed by a US public pension fund has completed its exit from developer Dasnac after realising more than ₹550 crore from investments made over several years. The transaction marks the repayment of ₹420 crore raised by the developer and highlights the role of institutional capital in funding Noida’s residential projects.

Kautilya Finance, backed by the Washington State Investment Board (WSIB) and managed by Netherlands-based Aevitas Property Partners, completed its exit from Dasnac’s non-convertible debenture (NCD) investments during FY26, according to the developer’s corporate filings.

Kautilya Finance Completes ₹550 Crore Exit

Kautilya Finance realised aggregate cash proceeds of more than ₹550 crore, comprising principal repayments and contractual interest. Dasnac had raised ₹420 crore from the platform between 2017 and 2024, and the entire amount has now been repaid.

The investments were made over multiple financial years through Foreign Portfolio Investor (FPI) and Alternative Investment Fund (AIF) structures. The exit represents the completion of the debt investment relationship between the two parties.

How the Investment in Dasnac Began

The investment relationship dates back to 2017, when Kautilya Finance BV, a Netherlands-based FPI, initially invested ₹201 crore in listed NCDs issued by E-Homes Infrastructure Private Limited (EHIPL), a special-purpose vehicle of the Dasnac group.

The platform subsequently made additional investments through listed and unlisted NCDs, including investments routed through Kautilya Real Estate Fund, an India-based AIF.

The funding supported Dasnac’s residential development portfolio in Noida, including The Jewel of Noida, Burj Noida and Westminster.

What the Exit Means for Dasnac

The repayment closes a multi-year funding arrangement that helped finance the developer’s residential projects. With the ₹420 crore raised from Kautilya fully repaid, the specific debt obligation to the investment platform has been settled.

However, the exit does not represent an equity transaction or a change in ownership. Dasnac and Aevitas have held preliminary discussions about possible equity participation, but no such transaction has been finalised.

Dasnac’s Development Pipeline Exceeds 2 Million Sq Ft

Dasnac is currently developing more than 2 million square feet across projects in Noida, spanning residential, retail, office, student housing and hospitality segments.

The company has indicated a revenue potential of more than ₹4,000 crore from this development pipeline. The scale of the portfolio makes project execution, sales and delivery important factors to watch as the developer moves forward following the completion of the Kautilya investment.

Why Institutional Funding Matters for Noida Real Estate

The transaction highlights how institutional investors can provide capital to developers through structured debt investments. In this case, funding was deployed through NCDs and multiple investment routes to support residential development.

For the real estate market, such transactions illustrate the role of private and institutional capital alongside conventional financing. The repayment also demonstrates the completion of this particular funding arrangement, although it does not by itself establish the financial position or performance of every project in the developer’s portfolio.

What to Watch Next

With Kautilya Finance’s exit completed, attention will shift to Dasnac’s ongoing development pipeline and its ability to execute projects across different property segments.

Any future equity participation involving Aevitas remains subject to further discussions and has not been finalised. For buyers and investors tracking Noida’s property market, project-level construction progress, delivery timelines and sales updates will remain important indicators.
