Supreme Court Clears Chintels Paradiso Reconstruction in Gurugram With Work Likely From March 2027

Gurugram, Haryana: The long-running dispute over the reconstruction of Chintels Paradiso in Sector 109, Gurugram, has moved closer to resolution after the Supreme Court cleared the way for rebuilding the residential project.
The development is significant for flat owners who have been waiting for a permanent solution since the structural safety concerns that emerged after the 2022 incident. The proposed redevelopment could replace the existing 532 flats with around 800 new flats, according to details shared by the petitioners.
Reconstruction Expected to Begin in March or April 2027
The reconstruction work is expected to begin around March or April 2027, subject to the completion of necessary approvals.
A real estate company identified by the petitioners will be responsible for the rebuilding process. The developer will have to obtain project plans from the Town and Country Planning Department and secure other required clearances before construction begins.
The Haryana government has told the Supreme Court that the relevant approvals would be issued within 15 days after the developer submits the necessary applications.
Existing Residents Must Vacate by December End
Around 90 families are currently living in Towers A, B and C, which together have approximately 192 flats. Under the agreed arrangement, these residents are expected to vacate their homes and hand over possession to the builder by the end of December.
Once the occupied towers are cleared, the reconstruction process can move forward according to the approved plan.
For affected homeowners, the arrangement provides a defined transition process rather than leaving them uncertain about accommodation and project timelines.
Flat Owners to Receive Rent and Shifting Charges
Financial support for displaced residents is also part of the arrangement. Each affected family will receive ₹40,000 as shifting charges after vacating the property.
Rental payments are expected to begin from January at approximately ₹16 per sq ft per month. To protect the rental commitment, the builder will be required to deposit ₹5 crore into an escrow account.
If the builder fails to make rental payments, the escrow amount can be used to pay eligible flat owners.
Owners Will Pay ₹1,000 Per Sq Ft for New Flats
Under the proposed reconstruction arrangement, existing flat owners will have to contribute ₹1,000 per sq ft towards the new construction.
The rebuilt project is expected to have around 800 flats, significantly higher than the 532 flats in the existing project. The new development is also expected to feature upgraded residential units compared with the previous project.
The exact specifications and other details will depend on the final approved redevelopment plan.
Reconstruction Target Set at 48 Months
The proposed project is expected to be completed within approximately 48 months once reconstruction begins.
The developer will first need to complete the approval process, obtain necessary no-objection certificates and comply with applicable planning requirements. The construction schedule will therefore depend on how quickly these formalities are completed.

Chintels Paradiso Case Goes Back to the 2022 Structural Failure
The reconstruction dispute stems from the serious structural incident at Chintels Paradiso on February 10, 2022, when part of the ceiling in a sixth-floor apartment in Tower D collapsed. Two women died after being trapped under the debris.
Following the incident, a structural assessment by IIT Delhi reportedly found the society unsafe for habitation. Five towers—D, E, F, G and H—have already been demolished.
Towers A, B, C and J remain, although Tower J is vacant. Its demolition has been complicated by the fact that its basement is connected with the basements of Towers A, B and C.
